With awe-inspiring views of St Ives Bay and the harbour, a long balcony and allocated parking, 3 Primrose Court modestly offers everything a small family or couple would wish for when staying in St Ives. Porthminster beach and its distinguished cafe is a very short stroll downhill and all of St Ives' restaurants, pubs, shops and art galleries are also within walking distance. There are tennis courts opposite (available for hire at certain times from the Tennis Club) and the nearby St Ives' Harbour Hotel offers a restaurant, terrace bar, gym and spa. Alternatively, away from the hustle and bustle, the flat and its balcony provide a comfortable setting in which to just relax and enjoy the view.
Equally, winter breaks will bring a magic of their own here with front row seats to witness some of the most spectacular scenes imaginable whatever the weather.

This is the second time we have stayed in this flat (fourth time within the building) and we love it. The position of the flat just above beautiful Porthminster beach and only a short picturesque walk to shops, restaurants and bars is the major draw for us. Plus a parking space! The flat itself is warm, well equipped and comfortable. The big bay window overlooking the beach and tennis courts is wonderful. Another fabulous weeks holiday, we will be back!

Our 3rd visit to primrose court was every bit as enjoyable as the last two Excellent location, clean and comfortable apartment. Has everything you need for a break away from home. Parking space right under apartment as well which is worth its weight in gold in St.Ives Will definitely return again

Always happy with 3 Primrose Court St Ives, have stayed there many times before. Apartment is always very clean on arrival,has its own parking spot and good wifi with BT,the apartment is one floor up with a good view. Bedrooms are a good size with wardrobes,the bedroom with a double bed has doors that open onto the veranda with a good view,same view you get from the dining table at the front of the apartment. Aspects holidays are always very helpful and easy to get hold of if you need them,

The road leading to this property and the parking outside, is very steep, so we warn of this and the flights of stairs up to the apartment in the description, so that guests can make an informed decision on whether this will be suitable for their party. Once you have negotiated that hill, walking to the beach or into the town from the property is a lot flatter, though unfortunately, you will never escape the hills completely when in St Ives. Good location for the beach, just up a hill behind the toilets on the beach and five to ten minutes walk into the harbour front. Property may be an issue if you have mobility issues as up a very steep hill and then flights of outdoor stairs to reach the apartment. Balcony out of use but not much sunlight reached this anyway so wasn’t really missed. Lovely view from the main room. Tennis courts just below which can be a little noisy early in the mornings. Tv often went off due to poor signal.

The hill up to the property and stairs are certainly something that may need to be considered, so we do our best to warn guests of this in our website description and hope that you'll agree that the views you experience from the property alongside the close proximity to Porthminster Beach make the walk well worth it. Thankfully, the balcony has now been repaired and is available for guests to take advantage of once again. We do apologise if you found the tennis courts to be noisy some mornings but hope that some of the players put on a show for you to watch and enjoy. Hoping to welcome you back again soon. Wonderful views of Porthminster beach and the sea plus the tennis courts. Quiet area and parking. It's great if you are happy to leave your car in situ for the holiday and have no need to travel around Cornwall. Great access to the coast path (walking) towards Carbis Bay plus Porthminster Cafe, the beach and St. Ives town. Rather steep access if you have difficulty walking up hills. Great place to relax and make plans for the future. If you prefer to travel by car around Cornwall during your stay (but why would you as this place is perfect!) it is not so good as the access by road is very steep and narrow. We had a wonderful two weeks in October.. The apartment was lovely, clean, and had everything we needed. The Aspects staff were very helpful and friendly. Don't forget to wave to your friends and family at their webcam outside the office on the harbour front.

Beautiful apartment, very well equipped, everything you could want for a fantastic holiday. Fabulous location, great views, the balcony is huge and lovely to sit and hear the sea on Porthminster beach, watch the train arrive and depart view the town or even watch a tennis match on the courts below. Loved everything about this place, quite spacious, and having a parking space is fab. The double bedroom has loads of storage, views to the Island, and the mattress is the most comfortable I have ever slept on in a holiday let. Will be visiting again!

The views are beautiful. Watched the seals from the huge bay window and tennis being played every day just outside, there's never a dull moment. The town is a very pleasant, short stroll away. One of the cleanest places i have stayed. Very well equipped.

The owners upgraded the tv in June to a 24 Samsung smart TV, with built-in Freeview and Internet access, so there should have been internet connection. This is a very comfortable clean apartment I kitchen well equiped bedrooms have plenty wardrobe space and comfortable beds one with balcony the balcony slopes which feels slightly unsafe wonderfull panoramic view of St Ives from the windows in the the dining and sitting area we did enjoy our visit there and would go again

The view from no 3 Primrose Court was breath taking, whatever the weather. A good location having only a short walk into St. Ives town. Lovely comfy beds and a balcony to sit out and enjoy the view.

Due to the slightly warmer, more humid conditions here in Cornwall, being so close to the sea, and the nature of the materials commonly used in buildings here, some properties may be susceptible to damp. This isn't something that we have ever had reported at 3 Primrose Court before now, so we popped over to inspect the property after reading your comments. There was not a damp smell present at that time, but things can vary from week to week, so we will continue to monitor this closely. Tanya, Customer Services.
