A contemporary yet very comfortable apartment ideal for couples, small families, or friends wanting to be within a stone's throw of Porthmeor beach and St Ives town. With secure undercover parking you have the beauty of either parking your car and not touching it for the duration of your holiday or come and go freely to explore the other beautiful areas that Cornwall has to boast.

secure undercover parking (width 8ft 3", length 16ft), car park entrance has a height restriction of 1.9m, use of laundry facilities within complex, electric heating in all rooms, please note there is no dining table & chairs but there is breakfast bar with 2 stools, WiFi, short breaks available.
Very well equipped little flat in an ideal location right next to Porthmeor Beach - it’s perfect for two people. It has a parking space for a small car which is a huge bonus. We had dreadful weather but the flat was extremely warm and comfy. It’s a short walk to everything the town has to offer and there’s always plenty of things happening in Festival Fortnight if you enjoy art, music, poetry and literature. Aspects provide great personal friendly service and we recommend them highly.

This is our 3rd time here. A great place to stay which is well equipped and comfortable. Parking is good and a must for St Ives. Nicely placed for an easy walk into the town. Very close to Porthmeor beach. Can recommend Olive's Cafe for a blueberry scone cream tea!! Will book for 2025.

Unfortunately we encountered numerous problems in this property, firstly we noted that the bin was broken and the cutlery was dirty, we then noted that the toaster was broken which tripped the electrics twice. There was then a leak from the kitchen sink which poured water all over the floor. There was also a loud banging noise which came from the extractor fan in the kitchen, it woke us up on 3 separate occasions, one evening I was awake for 4 hours with the noise. There was also banging and drilling from work being completed in the upstairs property. We contemplated leaving the property early as the noise had disturbed our sleep massively. We were extremely disappointed with our stay and asked to be compensated by the owners but this was refused. We have stayed in other aspects properties on many occasions and this property does not reflect the experience we have had at other properties.

Thank you for taking the time to provide your feedback. It's such a shame that you feel your stay did not live up to your previous experiences, as we and the owner of 23 St Nicholas Court always want guests to have the best holiday possible.
There is never a good time for things such as the toaster or kitchen sink to break, whether in our own homes or especially if on holiday, and we do appreciate your patience while we got these things sorted. During your stay we experienced some very high winds here in Cornwall, which resulted in the banging noise of the extractor fan you have mentioned. We do apologise for any inconvenience you experienced with this and will keep an eye on this moving forward.
We always try to make guests aware of any building works in the area that may cause a level of disruption or noise, but due to the nature of private works being carried out in other residential apartments this is not always possible. We do appreciate you letting us know about your experience at the time, as it helped us give future guests accurate information for this particular project.
Since your stay, we have been in touch with you regarding your request for a partial refund and explained the reasonings behind this decision from the owner of the property. This was our second stay here. It's a very comfortable and well equipped studio apartment, that's well placed for walking into the town without the steep hills! Parking is easy even for a 16ft car, and certainly a must for St Ives. We enjoyed it so much that we've booked for 2024!

This was our return visit after 5 years away from St Ives. The location of the apartment is fantastic, just a short walk to the beaches, harbour and town. Private parking is the biggest bonus, secure and on-site. The owners have invested in the property by redecorating throughout and upgrading some of the furnishings. The Sofa looked new. They have also provided up to date entertainment with Apple TV. Not that we used it much. We will be revisiting St Ives again, hopefully next year and this apartment will definitely be the top of the list to book.

Excellent location, very clean well equipped property, excellent parking spot too (Mercedes C-Class SUV fits easily in the space provided) however its a studio apartment so very small and compact, the property is on the first floor and over looks Porthmeor Road and we found it noisy, we could hear people's conversations with the windows closed, the double glazed window needs improving or secondary glazing fitting, I expect that could be a problem in the height of the summer season (we visited in April so quite quiet). Overall would recommend for a couple and would consider returning

Noise isn't something that we usually hear of at any of the St Nicholas Court properties, but the apartments that are on the roadside will be more susceptible to that. Whilst it is not a busy road from a traffic point of view (apart from when everyone is arriving on a busy changeover day); the town itself is very popular, and in peak weeks in particular, so there will be a lot of passers-by heading to the beaches and off to explore the many great restaurants, cafes and shops. I’ve stayed here on many occasions and always admired the thought the owner has put into making the experience an enjoyable one. There is always some addition to the facilities every time I stay and the location is perfect for all the beautiful beaches and town centre. With the advantage of a parking space you are free to explore the rest of Cornwall if you wish. I will be back again very soon.

Our favourite place to stay - perfect for two adults. Small but so clean, quiet and well-equipped. The location is brilliant - Porthmeor Beach and the Coast Path are just 2 minutes away. Everything you need is in a short walking distance and the secure reserved parking underneath St Nicholas Court is a huge bonus. Aspects are an absolute pleasure to deal with too - real personal service, always polite and always helpful.

ACCOMMODATION WAS GOOD, BUT CAR DIMENSIONS REQUIREMENTS FOR PARKING WERE IGNORED IN SOME CASES, LEADING TO GREAT DIFFICULTY IN PARKING AND ACCESS TO CARS WHEN PARKED.

We try to be as clear as we can by including the space measurements within the description for all the St Nicholas Court spaces. Unfortunately, if other companies who market properties in St Nicholas Court, do not do the same, or if visitors arrive in vehicles that are clearly much larger than they should be for the advertised spaces, we do not have any control over that. However, we will do everything that we possibly can to try and resolve any issue with this, including contacting other guests who have vehicles that are too large for the spaces. Excellent property for a couple or young family. Really good selection of modern gadgets and all the kitchen equipment you need for a fantastic self catering experience.
I particularly like the TV for those nights in and the hotel quality duvet ensures a great nights sleep. I would recommend this property to anyone wanting to stay in the heart of St. Ives.

This is a wonderful flat - it’s tiny but well planned for the best use of space. Perfect for two people. It’s very clean, warm and comfortable and exceptionally well equipped especially if you like gadgets. Lots of sockets and well-lit too. The location is perfect for Porthmeor, the Island and town in general. The secure car park is brilliant and such a plus point in St Ives. The car parking space was more generous than many in the car park too. This was our second stay and we have already booked our third. Highly recommend both this flat and Aspects.

Smart , well thought-out studio apartment in a fabulous location. It’s very clean, extremely well equipped and comfortable. The secure on-site parking is a huge bonus and it’s an ideal holiday bolt-hole for couples of all ages. It was amazing just to be able to pop out to Porthmeor Beach and the town centre is just a short walk. We loved it and will be back!

This is a lovely little find! Compact but extremely well thought out and planned. Every conceivable thing is somehow in this apartment - plenty of everything. Complimentary tea, coffee, sugar and milk were so welcomed by us on our arrival. The sound of the waves can be heard even though there is no sea view. Modern and clean first floor apartment with luxurious kitchen and bathroom, nautical but definitely not naff, very tasteful. We would stay here again!
