This captivating, traditional cottage resides in an enviable setting in the heart St Ives, within a stone's throw from the beautiful golden sands of Porthmeor beach. If you have visited St Ives before, then you are very likely to have passed Ten Steps on your travels. It provides a cosy and sophisticated atmosphere in a wonderful location. Delightfully - and unusually - amongst properties in Downalong, it provides an outside area with built-in table and chairs to enjoy breakfast in the morning or a tipple in the afternoon sun whilst watching the world go by.

Ten Steps is a great property to spend quality time together, whether holidaying with family or friends and offers a fresh and relaxing atmosphere. St Ives is packed full of mouth-watering restaurants and bars, so you will always be spoilt for choice and you'll find beautiful coastal walks in every direction. There is always plenty to see in the immediate area and even more to enjoy further afield.

A very comfortable cottage near everything. Road a bit noisy sometimes but didn't really bother us. Would definitely go back to Ten Steps.

Lovely cottage, superb position, handy for everything.

Slightly larger than other properties of this style in the area, two adults and two teenagers (+ dog) very comfortable for a week. Comfy bedrooms, well equipped kitchen area for cooking. Location perfect for beach and town. Bit of noise from outside due to being on ‘main’ thoroughfare but not really an issue, guess wet room bathroom not for everyone and wet suit storage/hosing lacking but no problem really. Overall brilliant stay in clean, comfy and well appointed cottage, Aspect straightforward as ever to deal with.

The location is amazing! This property is not suitable for 4 guests unless you’re going with two small children. It is also overpriced compared to other properties we have stayed in for similar prices. The bathroom and toilet needs a complete refurbishment and the kitchen has no storage for food so made self catering hard. The bedroom were clean and comfortable although the second bedroom is very small.

We are glad to hear that you enjoyed the amazing location. The owners have made the best and most flexible use of space, providing beds to sleep four as well as a living room and separate dining area to seat four, with all equipment provided to cater for four, but the property has its roots as a fisherman's cottage and this is reflected in its accommodation. We aim to show the property as best as possible within the photos and descriptions, along with including guest reviews that highlight anything that guests may find helpful to know, so guests can make an informed decision on the suitability of a property for their party before booking. So we were really sorry if this was not what you had expected. The upstairs toilet is a small space and the downstairs wet room is a little quirky in shape, as advertised; however, the owners keep it in good order. While a wet room may not be everyone's preference over a standard shower room, we do not feel there is a current need to refurbish this area. Whilst the size and layout of these areas can’t be changed, the owners have informed us that they note the feedback on storage space. There is some kitchen storage but it is limited, so they will take this into account when the kitchen units are replaced for next year and the washing machine will be removed to provide extra cupboard space, which guests may find more useful. Great little cottage on the right side of town, great access to beaches, galleries shops and car park. Sunny afternoon aspect allows for sundowners while you watch the world go by!

A very characterful little cottage which is wonderfully close to the the beach. It’s cosy, but we found it large enough for our family of 4. Only thing to be aware of is its location next to a little square/garden that is a popular spot for socialising, sometimes noisy and late into the night which is tricky if you have children trying to sleep). Otherwise, a lovely spot.

Lovely fisherman’s cottage. Would recommend taking bathrobes or similar for the wet room. Wonderful stay in St Ives. Nice touch to have a welcome pack of tea, coffee, biscuits and milk. Most welcome after a long journey.

In an excellent location close to the beaches and 5 mins walk to the harbour and shops. Would stay here again, lovely house.

Book it you will love it

Lovely house, very cosy and good facilities. Nice area to sit out, but if you like a view then maybe not the right place. However, lovely and central , close to beaches and shops.

Lovely cottage and very convenient for everywhere in st ives It was nice to sit in the front garden and watch the world go by which is an unusual feature in St Ives properties We took our mini dachshund with us and he used to sit on the bench with us and we had a continuous stream of people saying hello to him The little garden next door was a nice sun trap

In was good to have the little upstairs loo and separate wet room downstairs

There was a good selection of appliances and well equipped kitchen The Wi-Fi was very good

If you are a light sleeper the gulls are incredibly noisy as they seem to live on the roof but they are part of st Ives charm

Great property with everything that you need and fantastic to all beaches within a short walking distance. Close to the Norway Stores for great food, bread and the first day breakfast needs and those quintessential items. The little courtyard at the front is a great asset to the property for some relaxation when returning from a busy day and a vino watching the sunset .

Ten Steps is in a great location. But only enough room for 2 people, there is alot of road noise as Back Road West is a rat run. Difficult to unload your car unless you know the situation well as we do. There is no bathroom to speak of, just a downstairs loo with a shower attachment, this is NOT a wetroom. Struggled to have a shower without towells & washing things becoming soaked. Poor drainage in wetroom. The sofa and chairs were dirty and came home with a back ache. Very disappointed, if we had stayed for two weeks I would have asked for another property.

We are sorry if this wasn't what you expected and if the sofas had been left marked. We have informed the owners of this, and they are looking into replacing some furniture. We try to show the size of the rooms as best as we can within the photos and have addressed the points on previous reviews, as we appreciate that not everyone will be used to the smaller, quirkier nature of a lot of the traditional fisherman's cottages here. It can sleep 4 people with the 2 bedrooms provided (1 double and 1 twin room), and the wet room, whilst small, is accurate to its description of being a wet room and has all the necessary facilities provided. This is part of the charm and experience that a lot of people choose these properties for, but the space may not suit everyone, as it is very different to what you get in more modern homes. Nice property, in a great location. Ideal for family, two adults and two children. Not ideal for four adults, but had a great time as always in St.Ives.

Stayed for a week as family of four plus dog in August 2021. Very comfortable, well-equipped little cottage. Fantastic location for beaches and town.

Ten Steps, wonderful position in St Ives, really close to beaches and town. Only big enough for 2 adults and 2 children maximum. Wet room was bizarre, very small, unusual design. Upstairs WC so small, almost unusable. Loading and unloading the car on arrival and departure was really difficult.

With its 2 bedrooms, including 1 double room and 1 twin room, it is possible to sleep 4 adults, but the space on offer may not suit all parties. We have tried to show and describe the space on offer as best as possible, indicating the narrow upstairs toilet in the description and showing the bed configurations and space in the wet room as best as we can, so that guests know what to expect before arrival, so we are sorry if this had not been what you expected. Like many of the traditional properties in the Downalong area of St Ives, the location is hard to beat, being just a short stroll to the amazing beaches of St Ives as well as the lovely restaurants, cafes, and shops; but they do have slightly smaller rooms and quirkier layouts than what many of us are used to, which it is part of their charm and something that makes them so popular with many guests who return year after year. We are sorry if the loading and unloading caused any stress. With St Ives traditionally being an old fishing village; its streets were just not designed for modern vehicles and the volume of traffic we have today, so they are narrow and if you unload right outside of the property, you will be temporarily blocking the road. Whilst most will be patient with this if it is just for a few minutes, if you can get space in the nearby Island car park, Barnoon car park, or Porthmeor Beach short stay car park, you only have a short stroll to the property with your luggage from there. Charming property in a great location. Everything you need for a great holiday.

Great stay at Ten Steps, the location was fab and the wet room was ideal for coming off the beach and for wet suits. Comfy beds too, only criticism would be the sofas weren’t very comfortable. But overall had a lovely stay.

Recommend this property for its central location. Easy access to beaches, shops, pubs and restaurants.

Lovely stay at Ten Steps. Perfect property for the two of us and the dog with nearby access to everything St Ives has to offer.

Superb location and had very enjoyable stay. Particularly like the cosy living room area, and the kitchen was well stocked with equipment. Some areas of the property need some TLC but they don't detract from the enjoyment of the holiday.

What can I say home from home but with a wonderful location, my ideal des-res

Brilliant location close to everything. It was perfect for us with two young children, but may be too small if you have older children. The only difficulty was the entrance onto the road which was quite hard when I was on my own to get in and out of with a double pram! The road is very busy which may not be for everyone but it was worth it to be in the heart of everything and having an outside area which got afternoon and evening sun was brilliant.

We enjoyed a very relaxing stay at Ten Steps for half term. We found the accommodation to be very comfortable and homely. It’s in a great location and we loved the outdoor area for drinks in the afternoon. We would definitely recommend this property to others. Thank you!!

We had a lovely holiday at Ten Steps. The house was almost exactly as expected, and was spotlessly clean. We liked the keysafe (rather than having to collect/drop off keys) and the small toilet upstairs meant that the downstairs bathroom wasn’t an issue. It was great to be able to sit outside in early April, and I am sure we will be back. The one minor issue, a broken dishwasher, was dealt with in an expert manner by Aspects which is exactly why we book with you.

This cottage is so comfortable and lovely, we felt immediately at home and I would go back in a shot. The location is perfect, just a minute from the beach and the harbour. The cottage was very cosy, and decorated for Christmas which was a nice touch. Its a few doors down from a little shop that sells everything you need. It has a lovely little seating area out the front which we didn't use as it was December but I would definitely have sat out and had my coffee there if it was a bit warmer. The owners had thought of everything to make this a perfect holiday home. Thank you.

Ten steps is a lovely light and airy little fisherman's cottage, close to the centre of the Downalong area of St.Ives. We found it very welcoming and convenient...two minutes from local restaurants and hostelries....and of course the beaches! The added bonus for us? Dogs are allowed!!

Lovely cottage good location. The staff at aspects holiday were amazing so helpful would definately book through aspect holidays again had a lovely time .

Lovely cottage. Suitable for 2 adults and 2 small children only. Great location. We found a few short cuts to the harbour around the side of property which you could reach in a few minutes.

Excellent, cosy cottage. Close to everything, beach, shops, restaurants etc.

Great location and cottage lovely, warm, comfortable and nicely decorated. Wooden floors ideal for keeping sand at bay after a long walk on the beach with soggy sandy dogs! Cottage very clean and all amenities to a good standard. Second time of staying and love to stay again.

very very nice and cosy house with erverything we could think of. even tea, milk, soap, toilet paper! and the whole beach equipment! we felt at home immediately! only the bathroom was smaller than expected with no real shower but the whole room as a shower - but we got along well. and the upper bedroom gets very noisy sometimes. very nice decorations.

a wonderfull house where we would love to stay again.

Would be fine for a young family......not 4 adults who are looking for a little comfort!

As with many of the traditional cottages within St Ives; they are packed full of character inside and out, but often a little smaller and layouts/stairs more quirky and steeper than in more modern buildings, so it is definitely an important consideration when booking a property like this.
