Number 28 is a second floor, duplex apartment on the very corner of St Nicholas Court that joins the beach, offering possibly the best views in the entire complex. A vast swathe of Atlantic Ocean provides an ever-changing backdrop and the top floor location allows this panorama to continue across the entire length of Porthmeor beach over higgledy-piggledy fishermen's cottage roofs all the way to Clodgy Point.
accessed via two flights of external steps from the courtyard into hallway leading to the kitchen and doors to:
double bed.
bath with shower over, WC and basin.
large picture window with sea and beach views, dining table and four chairs, breakfast bar with two stools, Smart TV, electric hob and oven, fridge, dishwasher. Stairs to:
two seater sofa, double sofa bed, TV, doors to enclosed patio with furniture, sea views over Porthmeor beach to the Tate Gallery and Clodgy Point.
night storage heating, electric heater in bedroom, use of laundry facilities within complex, single Z bed is also available for a child not wishing to share a double bed. Secure undercover parking for one car, parking space measures 6ft 6ins wide x 16ft in length, WiFi, short breaks available.
I can honestly recommend staying at 'Tina' 28 St Nicholas Court. Stunning views with a window you can throw wide open to watch the crashing waves of Porthmeor beach whilst having your morning brew! Fantastic location especially in warmer climates (we stayed in October) and nice and close to the harbor and town!

Excellent position and beach views, particularly on wintery days where you could see the ocean outside from the comfort and warmth indoors. It was a bonus to have a sheltered off-street car parking space included, which many properties lack in St Ives. We would consider going again.

The Tate is a must; something everyone should visit at least once, or simply relax and enjoy the view from one of our many self-catering beach-front apartments. Most of the town and all it has to offer is a level walk from Porthmeor, making it many of our guests' first choice of location. Many Porthmeor properties offer parking and most have superb beach views and balconies.

A very enjoyable weeks stay. The apartment is very comfortable, although a little dated with regards to decor. It's location is fantastic and the views are wonderful. The balcony is safe and a real suntrap. The apartment was clean and there was always plenty of hot water for showers after a day on the beach. Would highly recommend staying here.

Thanks for your really helpful feedback; when you are staying in a property, you get to experience everything in a different way than we do when we visit the properties, so it really is very useful to get feedback from guests. 28 St Nicholas Court isn't the most modern in décor but we try to show this as much as possible within the photos and it is priced accordingly. You do, as you say, get the benefit of those amazing views and one of the most sought after locations within St Ives, right on the beach, away from the main footfall but just a short stroll to all of the restaurants, cafes and shops of St Ives. We are glad that you enjoyed it and we hope to see you again soon. Tanya, Customer Services

I recommend St Nicholas Court for location - proximity to beaches, shops, restaurants etc and parking facilities. I have over the past few years stayed in several flats, all of which have been well maintained and equipped, clean and comfortable.
Mrs Thompson Nov 2019
Great holiday once more, thanks to aspects happy helpful staff, and our favourite place Cornwall, and St Ives.
All good wishes to Sue on her retirement, who has greeted us in the past few years on our arrival, always ready to help with a smile. (at the Aspects office in St.. Nicholas court)
Many thanks will to be back again next year.

Apartment number 28 is one of the best locations in St Ives and caters for all your needs from arrival to departure. The choice is yours to venture out in to the community, walk the coastal paths, or stay in comfortable surroundings within the complex. Rest and relax.
Mr Christie Apr 2019
The apartment is in a great location, with pleasant view over Porthmeor beach. Plenty of room, and the kitchen/dining area is particularly good, with plenty of space.
Mr Mifflin Mar 2019
Comfortable and well located close to the harbour. Everything that you need, but should be aware that driving in Downlong (the old fishing quarter) can be difficult if you do not know the area and parking space at the property can be tight.
Mr Dolphin Oct 2018
Another great holiday with Aspects!
Mr Burrows Oct 2018
Lovely clean, comfortable flat with excellent location next to beach and wonderful views over Porthmeor bay. Wouldn’t hesitate to come again.
Mrs Morrison Jul 2018
This is our 4th year and as always fantastic view of beach, helpful staff, secure parking space, all in all a wonderful holiday! Thank you??
Mr Burrows Oct 2017
My friend and I stayed in 28 St Nicholas Court Tina in November 2016 and we weren't disappointed. The view of Porthmeor Beach from the kitchen/dining room is outstanding. There is a balcony on the second floor with the same view - obviously we did not use this in November I am sure it would be a great asset in the summer and a bit of a haven away from the crowds. The kitchen is well equipped and the lounge (where the bed sofa is) is comfortable for relaxing during the evening (we did not use this for sleeping ourselves).
Ms Banner Nov 2016
Wonderful views, everything in easy walking distance, no need to get out the car! The property has a secure parking space, which is a bonus in St. I'ves. Can't wait to return next year.
Mr Burrows Oct 2016
Excellent apartment, very comfortable and amazing balcony and views.
Mr Newman Sep 2016
This flat is in a superb location and even in early February gave endless delight in watching the beach and waves from the dining table. Very comfortable. Not contemporary, just homely. In strong winds the noise in the lounge where the sofa bed is might be a problem for light sleepers. The bedroom is at the back so no problem. Our MAZDA 3 fitted into the parking space with care.
Mr Gill Feb 2016
Amazing views
Mrs Marshall Nov 2015
The view from this accommodation is amazing. Really great value for money for such a superb location and having a parking space included made holiday so easy with two little ones.
Mr Sharp Nov 2015
Great views, comfortable accommodation , secure car park, near to beaches, town, and beautiful walks. Can't wait for our next visit! Staff always friendly and efficient.
Mr Burrows Oct 2015
The apartment is in the most fabulous position overlooking Porthmeor beach and is very well cared for by the owners. At night St Nicholas Court is very quiet and secure and you can get a good nights sleep in a comfy bed. A great apartment.
Mrs Freeman Jun 2015
Comfortable and well equipped flat in a great location. Loved the views of Porthmeor Beach.
Mrs Monahan Feb 2015
Our second year , all aspects staff we have met are polite, helpful , cheerful and positive. The view from the apartment is just fantastic, and the car also takes a break, all you need is just minutes away! We will of course be returning next year, already booked .
