Bi-fold doors lead out from the spacious open-plan reception room to the large balcony where you can enjoy a glass of wine, taking in the mesmerising views or simply watching the boats going in and out from the harbour below.

There are two bedrooms with doors out to the balcony which stretches across the front and side of the apartment. Above the waves is a luxury base from where to enjoy everything this wonderful part of Cornwall has to offer.

Additional information

parking space has restricted access so may only be suitable for small to medium size cars, alternative parking is available several minutes away in the main harbour car park - charges will apply. Second floor apartment, which can be accessed by a communal lift. PLEASE NOTE: The lift is occasionally out of service, so access to the apartment is via the stairs to the second floor, therefore may not be suitable for those with restricted mobility. No children under 17, WiFi, short breaks available.

Sitting in the corner of a sheltered and attractive bay, the UK’s most westerly town has been a popular resort since the Napoleonic wars when the wealthier English people were cut off from the continent and searched closer to home for fresh air and the newly discovered benefits of sea-bathing. Beaches in and near Penzance

With Mount’s Bay providing a beautiful alcove of beaches and the surrounding Penwith coast showing off exactly what west Cornwall has to offer, beach days in Penzance are always on the agenda.

Longrock Beach – Nestled halfway between Marazion and Penzance, this long stretch of sand is great for families. The water remains quite shallow, making it ideal for those who aren’t confident swimmers as well as windsurfers.

Marazion Beach – There are few views from the beach as impressive as Marazion where your beach day benefits from the impressive St Michael’s Mount standing guard over the bay. Stroll across the causeway at low tide, explore the rockpools or tuck into a fish and chips on the rocks.

Perranuthnoe Beach – With a beach café that serves delicious homemade cakes and ice creams, and a ramp for easy access, Peranuthnoe is popular with locals and visitors alike. The expanse of sand, which is second to none for sandcastles, means there’s plenty of room for everyone.

Places to visit near Penzance

Stay in a self catering cottage in Penzance and you’re perfectly situated to explore the surrounding towns and villages, each with their own individual characters and charm. Literally minutes from Penzance is the fishing port of Newlyn while a little further on you’ll find the quaint village of Mousehole with its harbourside bistro, community atmosphere and famous Christmas lights. Things to do in Penzance

Jubilee Pool

This beautiful art-deco open-air bathing pool is the UK’s largest seawater lido. There is also an excellent café and a delightfully warm geothermal pool. The pool opens from the end of May until September. Even in winter, some hardy year-round swimmers use battery rocks (just north of Jubilee Pool) for their daily dip!

Parks and gardens

Morrab Garden is a sub-tropical garden in the heart of Penzance with Victorian fountains and a bandstand, which still plays host to concerts in the summer. The Morrab Library sits in the gardens and is an absolute joy with its wonderful photographic archives and collections. Full of trees and squirrels, Penlee Park has a specific dog-free and child-friendly play area making it ideal for families.

Art galleries

Penlee House Art Gallery & Museum (with an excellent café) sits opposite the Penlee open-air theatre and is home to a large collection of Newlyn School paintings as well as more contemporary works. Along the various streets and alleys lie many other superb galleries featuring a mix of local and national artists. Further afield, you have the renowned Newlyn Exchange and the wondrous Tremenheere Sculpture Gardens, which is home to many incredible sculptures throughout its grounds. Or, if you want to create your own art, why not embark on one of Penwith’s popular painting holidays to really make the most of Cornish scenery.

Shopping in Penzance

Not all town centres have the beautiful granite terrace and arcade steps, the iron railings; or retain the architecture of previous generations above the modern shop frontages that Penzance enjoys. There are many Georgian and early Victorian facades just above eye-level in Penzance giving a really unique backdrop to your shopping. By way of shops, you’ll find everything from boutiques to big names as well as delis and food shops that are jam-packed with tempting, locally sourced treats.

Walks

Penzance, with its recently resurfaced prom and surrounding coastline, is perfectly placed to enjoy some stunning Cornish walks. The further to the west you go, the more rugged and captivating the coastline – although be warned, in Penwith, the more beautiful the view, the steeper the trek to reach it! Our favourite stretch has to be between Mousehole all the way along to the Minack Theatre, which provides days upon days of incredible coastal walks. During your treks, make sure to keep an eye out for some of Cornwall’s ancient sites, which can be found scattered around the wild landscape.

Eating out

Penzance self-catering holidays are perfect; Chapel Street leads up from the harbour to the town centre where you will find a range of restaurants and pubs as well as independent shops and houses of historic interest and importance. Dog-friendly Penzance

With the sights and smells of the nearby beaches and plenty of dog-friendly pubs (Admiral Benbow is particularly popular with dogs and people alike), Penzance is a wonderful place for a dog-friendly holiday in Cornwall. There are also some great dog-friendly beaches nearby so you can enjoy a proper romp in the sand with your furry best friend.

Events in Penzance

Golowan Festival – Happening every year towards the end of June, Penzance’s Golowan Festival (also known as Mazey Day) is a bright and cheerful celebration of midsummer and promises an array of colour, music and festivities. Watch the parade of intricate puppets that dance through the streets, cheer on the Morris dancers and browse your way through the collection of stalls that sell everything from jewellery to mouth-watering foods.

Penzance Literary Festival - One for all the bookworms out there, the Penzance Literary Festival in July celebrates words in all forms from written to spoken to sung! Come along and catch the many performances, take part in literary discussions and even try your hand at creating your own stuff with the many workshops that take place.

Christmas in Penzance – With Christmas lights turning the whole stretch of coast between St Michael’s Mount and Mousehole into a glittering display, a jovial walk (or drive) is always a great way to get in the festive spirit. In town, you’ll find shop windows awash with intricate displays that tie in with a chosen theme as businesses from all over the town take part in an annual Christmas competition to dazzle shoppers. Santa never misses Penzance when doing the rounds, as you can always find him sitting happily in his grotto during the light switch on. Fairs, processions, and costumed antics take place throughout December, so you’re always in for a spectacle or two when you visit at Christmas.

 

Getting around

Literally at the end of the line, Penzance is well-placed for holiday makers that prefer the train to a car. For those wanting to tour Mount’s Bay on foot (or on two wheels), there is a superb path that runs right the way along from Marazion to Mousehole, making excellent use of the promenade in Penzance. You can often find food vans along the prom, allowing for a quick refuel with a view during your jaunt. For those with a car, there are numerous car parks around the town as well as in the surrounding villages so you can enjoy Penwith by foot, car, bike or even boat!

Great location and absolutely wonderful views from both the balcony and sitting room. We found both sofas very uncomfortable (the swivel chair was not there). The main bedroom curtains were coming away from the header tape and were so lightweight that we were woken early by light streaming through. On days when the sun was shining, the solar gain was just suffocating - the cooling fans were definitely required even though we stayed in early March. Although the parking was tight we managed OK and it was completely under cover from car to main door. All in all a great place to stay in terms of views, access to shops, restaurants and train station etc. - just needing some TLC.

Beautiful apartment with amazing views whatever the weather.

Above the Waves is a beautifully appointed and extremely comfortable apartment with glorious views over Penzance harbour and across to St. Michael's Mount. It is perectly located with easy access to public transport and within walking distance of several beauty spots and local restaurants. One of the best apartments we have ever stayed in.

Fantastic light and well located apartment. Easy access to swimming, shops and places to eat. Highly recommended.

We had a great holiday. Unexpectedly hot,but good fans in all the rooms and good showers meant we were fine! The apartment had fab views and is central for shops,bus and train,walks to Newlyn and Marazion and lots of eating places. We can recommend the Old Lifeboat House which is only a few steps away from the apartment block.

This is a lovely holiday home, great wrap around porch with view of Marina, good location and fitted out with everything you need for your stay. Good for a couple and maybe one child. I would happily stay again. Parking space is big enough for a medium sized car.

A lovely property and beautiful views from the all around balcony. A good location and very handy for buses and trains. Also a lovely welcoming gift of Scones, Cream, Jam and a bottle of bubbly to welcome us in. We did have a problem with the shower in the en-suite bathroom, reported to Aspects and was dealt with quickly. The only problem for us the heat built up in the property with all the glass bi-folding doors, the sun was shining through and when you got back at the end of the day, the temperature in side was 32c and stifling. It would help if there were some thick curtains to close whilst we were out to stop the sun shining in.

The apartment is in an ideal position close to all amenities including shops and train and bus stations.

Fantastic, views and location ideal for a relaxing holiday. 2 good size bedrooms one ensuite. Comfortable, warm and full of light. All you need on arrival was supplied, Tea, Coffee, Milk, Toilet rolls, Kitchen Rolls even Cream scones and jam in the fridge. I have never stayed in a better holiday let. Parking is tight but ok. Looking to book again.

The Above The Waves apartment is located overlooking the bay of Penzance and its harbour which has some breathtaking views. It's a beautiful apartment, having everything you need and one I very much would like to return to. My main issue was with the sofas and armchairs which were very uncomfortable. I do hope they can be changed!!

A wonderfully comfortable, modern apartment with a wrap-around balcony which gives super views over Penzance harbour and St Michael's Mount. it has high quality beds and bed linen and is generally very well equipped Parking is slight issue but only when cars in the adjoining space are poorly or inconsiderately parked. Had a great week in Penzance, apartment was very clean and well equipped with good views over the harbour. Communication from Aspect holidays was great - we will definitely use them again.

This is an amazing apartment mostly for its Panoramic views and location to many of Cornwall’s amazing scenery. Access was easy and there is a lift to the apartment which is on the 4th floor. Although many of the apartments in the block appear to be residential we barely saw anyone during our stay which was peaceful and relaxing. The apartment is spacious and well equipped with good quality appliances and furnishings. The beds were very comfortable and the Prosecco, shortbread biscuits and fresh roses made for a lovely welcome. There are a good choice of books to read should you wish. I particularly enjoyed a book left by the owners on the buildings of Penzance many of which you can see from the apartment itself. There are numerous supermarkets a 5 minute drive away or smaller supermarkets within walking distance. The apartment is accessed Via security gates and has its own undercover parking space which requires you to park very close to a pillar. We have a Ford Mondeo but this was not a problem. I imagine if you had an SUV this could be more of an issue although there is alternative parking across the road in the Harbour car park at a cost. We didn’t eat out on this occasion but there are nice restaurants nearby and we can recommend Fraser’s fish and chips on the promenade. It does come with a high price tag during the peak season but we felt it was justified for it’s fabulous view. Hoping to return in the future.

We had great service from Aspects as always. We'd recommend the Pirates Rest for takeaway fish and chips.

We had a lovely stay at above the waves The apt is central to everything in a great spot and was quiet and relaxing. The views were stunning and can't wait to return. All fittings and furnishing were of a very high standard, great ensuite and comfy beds, welcome tray and flowers were much appreciated. We found the apt very warm and welcoming as were the people of Penzance.

A beautiful property, with probably the best view in Penzance

Our fourth time at Above the Waves, which probably says it all. It's a very spacious, warm and comfortable flat with amazing views to the end of the Lizard. We've only stayed in the winter when it's wonderful for weather and wave watching. All furnishings and equipment are high quality and there are plenty of crocks, pans and cutlery for those who like to cook - no cheeseparing here! The nearest shop is less than five minutes away, the remainder and the cinema, galleries, restaurants and theatre all within ten minutes.

Super flat for exploring this area of Cornwall either by public transport or by car. Great views of bay - loved watching all the harbour side action. Flat has everything you need and tastefully decorated throughout.

Incredible views and lovely flat. An excellent position, near the shops and restaurant but yet very quiet. The weather wasn’t particularly kind but even on a rainy day there was so much to look at from the huge windows . It was so nice to be able to park the car in a covered area which we found roomy enough for our medium sized car. A lovely holiday.

We were completely satisfied with the extraordinary good service. Little touches like offering to help with places to visit and taking the trouble to contact us to see if we had settled, make sure all was as we had expected and reassure us that any problems or mishaps would be sorted. An excellent apartment, in a great location. It is spacious, clean and well-equipped. The balcony circles around from the front along the entire west side, giving fantastic views in several directions. Although we were only 2 singles, the place would easily accommodate 2 couples.

Lovely location with great views over the harbour, comfortable and we had a very pleasant stay. Fairly well equipped (could do with some more cutlery and china), and can get very hot as lot of window glass without any sunblinds. However aside from these points would definitely recommend.

What a place to stay, it was fantastic in every way. Excellent views across the harbour. Close to the transport links, you don't even need a car to stay here. The town is on your door step to all the bars shops and restaurants. Lots to do and see,

An almost picture perfect view over the harbour which you cannot tire of morning or night.The apartment offered an ideal location to access the very picturesque and quaint villages in the area as well as landmarks and places of interest which were in abundance.

High quality, well equipped, fabulous views to watch the sunrise and we can't wait to return for this little (big!) bit of heaven above the waves.
